BREEAM

The internationally recognised certification for sustainable buildings

Real estate investors are no longer prepared to acquire a building that does not present a genuine label of sustainability that is a guarantee of the value of their investment in the long-term. Set yourself apart from the market and ensure the long-term value of your investment by registering your construction project in the BREEAM (Building Research Establishment Environmental Assessment Method) international certification system.

The BREEAM method is a multi-criterion approach that assesses the quality of the building according to a collection of themes that consider the environmental impact in a global way: energy and water consumption, quality of the construction materials, waste production in the construction or operating phase, land use and ecology, management, and means of transport.

At the end of the certification process, the building is given an assessment (Pass, Good, Very Good, Excellent, Outstanding). This enables the project developer to adjust their standard depending on the project type (standard or prestige) and the resources that they wish to devote to it.

The certification is awarded by the BRE on the basis of a dossier that is sent to it. This dossier must have been put together by a "BREEAM Assessor" like AGECO who has received specific training in the method. This Assessor will serve as a guide throughout the project to obtain the desired assessment in the most cost-effective way.

Once the Assessor has been chosen, the first stage will be to carry out the registration of the project with the BRE. The purpose of this formality is to set the date of the benchmark in relation to wich the project will be assessed. This stage is important because the benchmark will be required to evolve in order to keep up with technological developments. At this stage, it is advisable to carry out a pre-assessment. It is a relatively quick assessment of the project in order to estimate beforehand the standard that it could achieve. The purpose of this phase is to establish the objective and the means to be achieved.

As far as the certification itself is concerned, it takes place in two phases: the first phase takes place before construction: an extremely comprehensive dossier is submitted to the BRE by the Assessor in order to obtain an assessment of the building in the design stage. Once the dossier has been examined, the project is granted a temporary certificate. Once construction has been completed (post-construction stage), a final dossier is submitted to the BRE to obtain the final certificate. The final dossier must contain all of the material evidence showing that the requirements relating to the certification level (pass, good, very good, excellent, outstanding) have actually been met.
